The Anticipi Decree, Legislative Decree no. 145/2023 of 18 October coordinated with the conversion law of 15 December 2023 no. 191, introduced art. 13-ter which concerns the Regulation of rentals for tourism purposes.
Here is what Article 7 of the Anticipi Decree requires for safety requirements.
“Residential real estate units rented for tourism purposes or pursuant to Article 4 of Legislative Decree no. 50 of 24 April 2017, converted, with amendments, by Law no. 96 of 21 June 2017, managed in the business forms referred to in paragraph 8, are equipped with the safety requirements of the systems, as prescribed by the current state and regional legislation.
In any case, all real estate units are equipped with devices for the detection of combustible gases and carbon monoxide in operation as well as portable fire extinguishers of 6 Kg or Litre in compliance with the law. at least 13A + 89B and F
The fire extinguisher must be located in accessible and visible positions, particularly near the entrances and near the areas of greatest danger.
In any case, it must be installed at a rate of one every 200 square meters of floor, or fraction, with a minimum of one fire extinguisher per floor.”
The law comes into force definitively 60 days after the publication in the Official Journal of the notice of entry into operation of the National Database and the portal for the assignment of the CIN.
Which fire extinguisher should you choose for holiday homes?
To comply with the new obligation, I therefore suggest a portable water foam fire extinguisher with a tank capacity of 6 litres. The model must comply with the EN3-7 regulation and be approved according to the Ministerial Decree 07/01/05.
Such an extinguisher is therefore approved for type A fire classes, i.e. fires from solid materials, for type B fires, i.e. fires from flammable liquids.
